What this site is

This site publishes research, write-ups, and tools built on public data, and it is the front door to my skilled trades placement practice. All of it is provided for information. None of it is legal, tax, financial, employment, or other professional advice, and reading it does not create a professional relationship between us.

The tools and the data behind them

The tools on this site are built from public records, which are incomplete, inconsistent between jurisdictions, and dated as of the day they were pulled. Each tool states when its data was pulled. A result is a screen, not a determination. It does not establish that a property is over-assessed, that a company is licensed or in good standing, or that any particular action is worth taking.

Verify anything before you act on it, and get professional advice for decisions that carry real money or legal exposure. I am not liable for decisions made on the basis of a tool output.

Placement work

Nothing on this site is an offer of employment, a guarantee of placement, or a binding fee quote. Any placement engagement is governed by a separate written agreement signed by both parties, and that agreement controls where it conflicts with these terms. Tradespeople never pay a fee. Statements about fees, terms, or guarantees elsewhere on this site are descriptions of how I usually work, not contractual terms.

Consent is not a condition of any service, placement, or purchase. Message frequency varies. Msg & data rates may apply. Mobile information and text message consent are never sold, rented, or shared with third parties for marketing or lead generation.

What you agree not to do

• ▪Scrape, bulk-download, or systematically extract the site or its data sets.
• ▪Use the site to break a law, infringe someone's rights, or harass anyone.
• ▪Submit someone else's personal information without a right to do so.
• ▪Attempt to gain unauthorized access to the site, its accounts, or its infrastructure.
• ▪Interfere with the site's operation, including by overloading it or probing it for vulnerabilities.
• ▪Reproduce the site's content commercially without written permission.

Accounts

Some pages require an account. You are responsible for the accuracy of what you register with and for anything done through your account. Tell me promptly if you think it has been compromised. I may suspend or terminate an account that is used in breach of these terms.

What you send me

If you submit a message, an address, feedback, or any other content, you keep ownership of it and you grant me permission to use it for the purpose you sent it for, which normally means replying to you and doing the work you asked about. Feedback about the site itself may be used freely and without compensation. Personal data is handled as described in the privacy policy.

Intellectual property

The writing, analysis, design, and code on this site are mine and are protected by copyright. Underlying public records are not. You may quote and link to the research with attribution. You may not republish it wholesale or present it as your own.

Third-party links

The site links to other sites and services, including scheduling and social platforms. I do not control them and I am not responsible for their content or their handling of your data.

No warranty

The site is provided as is and as available, without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. I do not warrant that the site will be uninterrupted, error free, or that any data on it is current or complete.

Limitation of liability

To the fullest extent the law allows, I am not liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, data, or goodwill, arising out of your use of this site. My total liability for any claim relating to the site is limited to the greater of the amount you paid me for access to it, which is normally nothing, or one hundred US dollars. Nothing here limits liability that cannot be limited by law, including for fraud, willful misconduct, or gross negligence. Some jurisdictions do not allow certain exclusions, in which case they do not apply to you.

Indemnity

You agree to indemnify me against claims, losses, and reasonable legal costs arising from your misuse of the site or your breach of these terms.

Changes and termination

I may change these terms, and the effective date at the top will change with them. Continuing to use the site after a change means you accept it. I may modify, suspend, or discontinue any part of the site at any time.

Governing law

These terms are governed by the laws of Switzerland, without regard to conflict of laws rules, and the courts of Lucerne, Switzerland have exclusive jurisdiction over disputes arising from them. If you are a consumer, this does not deprive you of the protection of mandatory law in your country of residence.

Everything else

If any provision of these terms is found unenforceable, the rest stays in force. Failing to enforce a provision is not a waiver of it. These terms, together with the privacy policy and any signed engagement agreement, are the entire agreement between us about the site.
